Bang Saray sits inside the EEC, the government programme for industry and transport across Chonburi, Rayong and Chachoengsao. U-Tapao is being expanded into a third international airport and the high-speed rail link is under construction. That is the case for the area holding its value — and it is also why there is building work next door.

About the view
The balcony looks over village rooftops towards the hills, with the Golden Buddha at Khao Chi Chan visible in the distance. There is a large building under construction on the adjacent plot, and you can see it clearly from the unit — the photograph in the gallery shows exactly what you get. This is not a sea-view apartment and it is not sold as one.

Questions people ask
Can I get a bank loan for this?
Yes, provided the unit is transferred into your own name under Thai quota rather than bought as company shares. Thai banks lend on condominiums registered to a Thai national in the ordinary way. Approval, the amount and the rate are between you and your bank; the seller has no part in it.
The unit is in a company name. Is that a problem?
No, and you have a choice. The company can sell you the unit so the deed is registered in your own name at the Sattahip Land Office, exactly like any other resale — that is what most buyers want and it is what makes a mortgage possible. Or you can buy the shares of the company instead, which costs less to transfer but leaves the deed in the company name and brings annual accounting obligations with it.
Is there a mortgage on it?
No. The developer mortgage over this unit was released at the Land Office on 12 January 2023, and nothing has been registered against the deed since. The juristic person also issued a debt-free certificate for the common-area charges at the last transfer. You are welcome to verify all of this at the Land Office before committing.
What does it cost to run?
The common area fee is 1,679 baht a month, roughly 43 baht per square metre. Electricity and water are metered separately and billed by usage.
Can I rent it out?
Yes. The building has an on-site juristic office and offers cleaning and laundry, which makes letting it straightforward, and Bang Saray draws both holiday and longer-term tenants. The seller is not making any promise about what it will earn — ask local agents what comparable one-bedroom units in Bang Saray are actually achieving, and treat any number you are given by a seller with caution.
How far is Bangkok, really?
About ninety-five minutes by car on a normal day via Motorway 7, and longer on a Friday evening. Suvarnabhumi is a little over an hour and a half. U-Tapao is twenty-five minutes.
I am not Thai. Can I still buy it?
Yes, but by a different route. The unit is held in Thai company quota rather than foreign quota, so a foreign buyer would normally take over the company rather than register the deed personally. That has real consequences and you should take your own legal advice. This site is written for Thai buyers because for them the simpler and cheaper route is open.
